Briarcreek is a residential neighborhood located approximately 2.9 miles SE of Manor in eastern Travis County. The neighborhood has been an excellent starter home community since its onset, providing families an affordable alternative to much pricier homes inside of Austin, with reasonable commute times, due to the close proximity to the SH-130 toll road.
The first homes in the neighborhood were constructed in 2002 by Milburn Homes, a subsidiary of DR-Horton featuring a “Traditional Neighborhood Design” (TND) concept. DR-Horton dropped the Milburn name in subsequent years. Around 2009, DR-Horton abandoned the TND concept in favor of designs more similar to other new home builds in the area.
Due to the economic downturn, DR-Horton stopped building homes in the subdivision of Phase 5. New home construction remained dormant in Briarcreek from 2011 though 2014.
The economic recession also negatively affected resale values during this time, and in some cases, homes in the neighborhood lost nearly half of its appraised value. Market conditions would rebound, however, and the neighborhood has experienced many years of appreciation.
In 2014, DR-Horton resumed construction in Briarcreek, under the name Express Homes. They completed building out the remaining lots in the subdivision in 2018. The total number of homes in the subdivision is around 1,050.
